By Stephen Winbaum Today’s Senior living market has become quite competitive in nature: larger suites, “home cooked” meals and robust exercise programs have grown to be the norm. As such, Senior living communities have creatively refocused their positioning in the market place to attract residents. Communities at the forefront have found success in marketing an attractive “lifestyle”, even exceeding, the needs of their residents. The expectation is that the accommodation is luxurious and that the right staff has been chosen to ensure the well-being of all residents. Communities have chosen to add many advanced services and amenities to attract this sought after demographic: computer labs, gardening, golf, and health spas are several ways that communities enhance lifestyles. An open door policy for pets and a warm welcome to families provide residents with an increased sense of exclusive caring. Industry leaders make this transition through a more comprehensive offering, including creative advertising campaigns designed to convey a care free utopia lifestyle. Still, as the Senior living market becomes more competitive, the requests and expectations of residents have risen. With the bar raised so high, some of these Senior living communities may run the risk of pricing themselves out of the market. A few indicators: - While the credit fiasco in the US real estate market had a significant negative impact on the economy, the Senior Living Industry has been insulated from this problem.
- Move ins and new build numbers have remained relatively consistent in North America.
- More Senior Living communities are being built internationally, designed to attract Americans, Canadians, and Europeans, also demonstrating the strength of this part of the real estate market.
